Commercial Energy Performance Certificates – The (Un)likely Costs!

Established some three years ago (the legislation became effective in April 2008 and we were were amongst the first to receive training) with the specific intention of helping commercial clients meet the, then, new legislation surrounding the sale and leasing of commercial properties we are pleased to have helped clients meet their obligations in a timely and cost effective manner.
We can count amongst our clients some of the most major landlords in the UK and such is the level and competitive pricing of our service that many landlords with smaller property portfolios now rely on our prompt and cost effective service. It would be fair to say that if you are a commercial property landlord and you are selling or leasing a commercial property or portfolio then you should CEAUK.
It is also true to say that in the early days of this new industry that pricing was high however here at CEAUK we resisted the temptation to levy unduly high fees on our clients preferring instead to rely on the provision of a high quality of service and a sensible cost that ensured high levels of repeat business.
It is this high level of commitment to our clients that has helped them meet their legal obligations in the leasing or sale of commercial properties and we shall continue to provide this high level of service at a reasonable cost.
We recently received a call requesting a price on an epc for a “commercial”property that was about to be marketed. Unlike other companies we don’t ask you to complete online forms and plans – such is the width and depth of our experience we can usually, during the course of a conversation, judge the amount of work required to complete a commercial energy performance certificate. We noted that the property was in fact a chapel and the present owners were in fact selling the property to the members of the church – our first question was - what made the present owners think that they required a commercial epc quickly followed by a second question – that we don’t normally ask but- how much had they been quoted? It transpired that they had been quoted an all inclusive fee of £450 – which they didn’t think was unreasonable.
Here at CEAUK though we do like to think that we know what we are talking about and when it comes to the sale or lease of a place of worship then no epc is required.
The present owners were to say the least more than a little shocked to learn this information – so it just goes to show that there are people still out there who whilst practising as commercial property energy assessors really need more training and their lack of knowledge could end up costing you money you don’t need to spend.
